Both of Sunterra's amenity villages are now open. The Sol Club centers on a 2.7-acre Crystal Lagoons lagoon with white-sand beaches where residents swim, kayak and paddleboard, and The Retreat adds a lazy river, resort pool and water slide. Here is what each village includes, what opened when, and what it means for buyers looking at homes in Sunterra.
The Sol Club: a lagoon with white-sand beaches
Sunterra's first amenity village, the Sol Club, opened in 2025, and its centerpiece is a 2.7-acre Crystal Lagoons lagoon. The water is a vivid turquoise, and a white-sand beach wraps the edge, so the resort feel starts the moment you arrive. Katy Times and Houston Agent Magazine both reported the opening in May or June 2025.
Residents swim, kayak and paddleboard in the lagoon. Around it, the village adds an event lawn, boardwalk, playground, park, pickleball courts, horseshoe pits and sports fields, with a clubhouse and fitness facilities overlooking the water.
The Retreat: lazy river, water slide and resort pool
The second amenity village, The Retreat, brings the classic Texas aquatic-center experience: a lazy river, a resort-style pool with a water slide, and a splash pad for younger kids. The community's official site says the lazy river opened in 2024, with construction on the roughly $12 million aquatic center beginning in 2023.
The Retreat's clubhouse holds a fitness center, meeting rooms and event space, and community pickleball courts are open nearby. Together the two villages mean Sunterra's headline amenities are no longer a promise on a master plan: they are built and running.
Beyond the villages: lakes, trails and parks
The amenity villages get the attention, but the everyday fabric of Sunterra is its lakes, trails, parks, playgrounds and splash pads, woven through a roughly 2,300-acre master plan that allows for about 7,000 homes. Community lakes with fountains sit right against backyards, which is exactly what you get at 137 Eliana Shores Dr: the water is behind the fence, not a drive away.
For errands, Sunterra's location guide points to on-site retail at The Market at Sunterra along with nearby H-E-B, Kroger, Costco and Sprouts. Katy Mills, the 1.3-million-square-foot outlet mall with more than 175 stores, is about a 10-minute drive south at the I-10 and Grand Parkway interchange.
Why the sales rankings matter
Sunterra has been the top-selling master-planned community in Texas for three consecutive years, 2023 through 2025, according to RCLCO Real Estate Consulting rankings cited by the community and by John Burns Real Estate Consulting. In 2024, RCLCO's annual report counted 1,325 home sales in Sunterra, the most in Texas and fourth most in the nation; in 2023 the community logged 1,293 sales, also No. 1 in Texas. The Houston Chronicle reported in its 2026 update that Sunterra was Houston's top-selling community for a fourth straight year, 2022 through 2025.
For buyers, steady sales at that scale mean the community keeps adding amenities and services, and there is a proven pool of interest when it comes time to sell. It is not a prediction of your resale value, just a useful signal about demand.
What to ask before you buy in Sunterra
Amenity access in a master-planned community usually comes with fees, and they vary by section and by home. Ask for the current HOA and amenity district figures in writing before you make an offer, and confirm whether the lagoon, the lazy river and lake access are included or carry separate passes.
Because both villages are open, you can tour them on a visit rather than trusting renderings. If a waterfront lot matters to you, ask about lake access rules and maintenance responsibilities, then confirm the school assignment for the exact address with Katy ISD.

The best way to judge Sunterra's lifestyle is to stand in it. 137 Eliana Shores Dr is a one-story waterfront home with 4 bedrooms, 3 baths and 1,885 square feet, with the community lake and fountain behind the black metal fence and both amenity villages minutes away.
